Our Roof Cleaning Process

We first scrub the moss off the roof as gently as possible using medium-stiff brushes. We then blow down the roof, clean out the gutter system and clean up the ground.

At that point, the prep work is done and the roof is now ready for the most important part; the Spray Treatment.

We have 2 people on site for the spray part of the job, as a safety precaution. The ground person is responsible for keeping everything wet with water while the roof is getting sprayed. We are trying to kill everything that is growing on your roof. Not just the moss nubs left behind, but also the algae, lichens, mold, and bacteria. We put a lot of volume up there to accomplish this.

In our opinion, there isn’t much point in doing moss removal, if you are not going to follow it up with the spray treatment.

The goal should be to avoid regrowth the following Fall/Winter and avoid the need to ever do moss removal again. This is how you max out the life of your shingle and help keep your roof and gutter system working efficiently.

Quality One vs Other Companies:

There are a few other companies in Metro Vancouver that we feel do a good job Roof Cleaning. However, there are far more that don’t. Price differences with this service from company to company can usually be attributed to the spray part of the job, if they spray at all, but sometimes the prep side too.

We are thorough in our prep and use a lot of volume with the spray treatment.

Every year, we get asked if we can match pricing from another companies lower quote. The problem is, often the other quote wouldn’t even cover our cost to do the job. Roof Cleans, for our company, are bigger jobs with added cost and therefore have a higher price than all of our other services.

- Variables are shingle type, roof pitch & size, degree of infestation
- Jobs can generally be completed in one day
- May to October service only for best results
- We can provide you with some likely price ranges over the phone
- If you are happy with the ranges, we can stop by in person to firm up the quote for you

Here we are applying our Roof Spray Treatment to the roof. We do this as a final (and most important!) step in our 3-Step Roof Cleaning process. One of our incredible technicians, Christian, is up on the roof applying the treatment, while Mike is on the ground keeping everything wet, such as plants and wood fences with a garden hose.

If you think you may be in need of shingle roof cleaning, but aren’t sure what exactly to look for… Look for these signs on your roof:

Moss: Will often be most obvious on the North side (the side that gets the least amount of sun) as well as any shady sections of your roof. However, once moss starts to infect one area of your roof, it will grow and spread to other sections of your roof pretty quickly.

Black or Brown Staining: This is very common here in the Pacific Northwest, it is a bacteria called Gloeocapsa magma. It almost looks like a water stain on the roof. When left for too long, it can cause damage to your shingles by causing granule loss. Using a chlorine cleaning solution gently sprayed by professionals will lighten these algae and can remove them completely. This not only improves the look of your roof but also helps to prolong the lifespan of the roof.

Lichens: Lichens on your roof are very common around the lower mainland, we find especially in areas around Vancouver and Richmond where concrete tile roofs are popular. You may notice lichens as white or green spots all over the roof that resemble bird poop in the shingles. They are algae that grow and spreads across the roof. Leaving lichens on the roof not only looks unsightly but is also causing further deterioration to your tiles. They always do an excellent job.My neighbor who I referred Quality One to recently told me they also do glass patio awnings They have one also. So I immediately contact Quality One and they had an opening the next day. Otherwise I would have to wait for over a week.I use to clean my own glass 12’ X 14’ awning but it’s a pain in the butt and very frustrating. And an extremely wet job. I don’t like heights so I will not get on the roof. So I try to clean from a step ladder atone end that is accessible- not easy.After 2 years of neglect, the glass had lots of burnt on grime from our southern exposure.So Pavlo showed up early afternoon and by the end of the day he had those glass panels sparkling. Got stains off that I couldn’t get off the previous years. Pavlo was very meticulous to detail. He would not leave until the work was done to HIS satisfaction. A attribute rarely seen. The price for this work was veryreasonable.Thank You Pavlo.One less head ache I have to do.It’s nice to deal with a company that is so easy to work with.
